Houses built over a certain size will require Site Plan Approval from the Planning Board
The size triggers are as follows:
  • Greater than 3,500 sf and greater than 10% of the lot area
  • Greater than 6,000 sf regardless of lot size

Houses constructed on lots abutting Scenic Road listed in Section II. "Definitions" of the zoning bylaw require Site Plan Approval from the Planning Board
Multiple family dwelling units of four or fewer units require Site Plan Approval from the Planning Board

Submission Procedures for RGFA and Scenic Road Site Plan Approval

RGFA and Scenic Road Site Plan Approval triggers above are for new construction which includes renovations/ additions where more than 50% of the existing house is demolished, including encapsulating the existing house, or 75% of the existing roof removed.

  • Offices
  • Store, Sales and Showrooms
When under 5,000 sf gross floor area, the following uses require Site Plan Approval:
  • Office Buildings
  • Professional Training Facility
  • Personal Service Facility for the Development
When under 1,000 sf gross floor area, the following uses require Site Plan Approval:
  • Office or Office Building
  • Trade or Business
  • Bank
  • Store, Sales and Showrooms
